Welcome to our home.

A luxury B&B with stunning views and situated in an Area of Outstanding Natural Beauty. On the doorstep of the Yorkshire Dales National Park, close to the picturesque villages of Clapham and Ingleton with Settle and Kirkby Lonsdale a short drive away. We are also on National Cycle Route 69.

Our outdoor hot tub is a favourite with our guests - in the Summer listening to the birds and in the Winter counting the shooting stars.

Our large Guest Lounge features a log burning stove for the chilly nights, a mixture of antique and modern furnishings and 4 large couches to stretch out on. The Snug provides another relaxing area with underfloor heaing, kick off your shoes and chill. The reclining couch on the upstairs Gallery is an ideal reading area especially during the Spring and Summer months when the colours change as the sun sets in front of the barn. The spacious Dining Room has a multitude of windows from where you can see the lambs gambling in the fields and watch the sun go down.

Each bedroom has been individually designed to make the most of the origins of the accommodation. All are en-suite with power showers, LCD TVs with Freeview, DVD players, Bathrobes, Slippers, Hairdryer, Complimentary Port, Tea Tray, Toiletries and a multitude of towels.

Evening meals (pre-booked) are home-cooked in our AGA using locally sourced produce and meat from nearby farms. Complimented by Our Wine List which has been specially selected for us by the Forest of Bowland Vitners for its quality and value, once you have arrived there is no need to leave.

Eggs are from our own free range hens and our sausages are supplied by a Dales award winning butcher.

Drying facilities are available for wet clothing and walking boots. And if you are unable to get away from it all entirely, free WIFI is available throughout the house.

Booking Policies

We accept online bookings on a request only basis. We will contact you to confirm your reservation request.
We do not accept bookings from official tourism information centers.

We accept payment with the following cards:

Standard Check-In Time: 4:00 PM to 7:00 PM
Standard Check-Out Time: 11:00 AM
Please contact us if you would like to check-in earlier / check-out later.

Deposit required of £30 per night per room. Once you have booked your stay any deposit you have paid is non-refundable along with the first nights accommodation if cancellation is within 5 days of your stay. Deposit only is non-refundable if cancellation is made prior to 5 days of your stay.

Other Policies

• We reserve the right to close the Hot Tub if weather or other conditions are not suitable. No refund will be given should this be the case. Use of the Hot Tub is only on signature of a Disclaimer which we will direct you to at check in and its use is at your own risk. Pets: we do not accept pets in the accommodation or left in cars at the property. We do have pets and free range poultry at the accommodation. Children: we do not accept guests under 18. Non-availability of accommodation: we would only cancel your booking for emergency reasons beyond our control. We would attempt to offer you alternative accommodation, however, if this was not possible or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund. Damages and Breakages: please take care with our home and the Hot Tub.
